Website terms effective July 23, 2026. The reservation-specific agreement and written approval control if they differ from this summary.
Reservation and payment
Submitting the website form creates a request only. No reservation is confirmed and no payment is due until Kara or James approve the stay in writing. An approved reservation requires a deposit equal to 50% of the quoted total. The written approval will state the remaining balance, due date, accepted payment method, and any reservation-specific conditions.
Rates, fees, and taxes
The current booking estimate includes the displayed nightly rate, a $250 cleaning fee per stay, applicable taxes currently calculated at 12% (7% Florida sales and surtax plus 5% South Walton tourist development tax), and selected optional services. Approved dogs require a non-refundable $150 fee. Rates and taxes remain subject to correction before approval if the website contains an obvious error or a government rate changes.
Cancellation and refunds
Cancel 30 or more days before arrival for a full refund of amounts paid. Cancellations 14–29 days before arrival receive a 50% refund of amounts paid. Cancellations fewer than 14 days before arrival are non-refundable. Refund timing may depend on the payment provider. A reservation-specific written agreement may offer more favorable terms.
Security deposit and damage
No separate damage deposit is currently collected by this website. If a refundable security deposit or card authorization is required, its amount, conditions, and release timing will be disclosed in writing before the guest pays. The booking guest remains responsible for damage, missing items, excessive cleaning, rule violations, or charges caused by the guest or invitees, excluding ordinary wear.
Occupancy and guest responsibility
The home accommodates no more than seven overnight guests. The primary booking guest must be at least 25, remain at the property throughout the stay, provide accurate booking information, and ensure that all guests and visitors follow these terms.
Check-in, checkout, and neighborhood rules
Check-in begins at 4:00 PM and checkout is by 10:00 AM unless otherwise approved in writing. Quiet hours are 9:00 PM–7:00 AM. Parties and events are not permitted. Low-key gatherings must remain within occupancy, parking, noise, and neighborhood requirements.
Pets
Dogs under 50 pounds may be considered only with prior written approval and the non-refundable $150 fee. Cats are not permitted. Guests are responsible for pet supervision, cleanup, and pet-related damage.
Property, safety, and interruptions
Guests must promptly report maintenance, damage, or safety concerns and follow reasonable host instructions. Amenities and utilities can occasionally be affected by weather, service interruptions, or repairs. Guests should call 911 first in an emergency. Exterior security devices, if present, will never be located in private interior spaces.
Limitation and governing law
To the extent permitted by law, guests accept ordinary risks associated with travel and use of the property. These terms are governed by Florida law, and any unenforceable provision will be limited without affecting the remaining provisions.
